About the Property

Privately offered for sale is our super 3 bedroom, low maintenance house which is situated in an elevated position in Peninsula Parade, Hihi. The house was professionally built in 1998 by a Registered Master Builder and we are just the second owners. We bought in 2007. The exterior is maintenance free beyond an occasional wash with soapy water and a sponge - www.palliside.co.nz (Palliside was also chosen as the exterior for the $1+m house across the road.)

Our house is absolutely north facing and enjoys the warmth of full sunshine from dawn to dusk. The sunrise in the east across the inner harbour and the evening sunset in the west across Doubtless Bay are often spectacular.
There are three bedrooms, two of which presently have Queen beds and the third presently has a pair of singles for children. Each bedroom has floor to ceiling, built-in wardrobes.

The bathroom has a modern vanity with soft close drawers, good bright lighting above and a new soft close loo. The shower has an adjustable temperature & flow control. There is a separate or second loo, also with a new, soft-close seat and lid. There is a laundry area with a plumbed in, Fisher & Paykel top loader and there is an adjacent laundry tub with hot & cold.

The lounge, fitted kitchen and dining area enjoy the morning sun and the extensive views which go on for miles across the inner harbour & Butler Bay. The electric Westinghouse cooker is about a year old. The Insinkerator waste disposal unit is a fortnight old.

A covered deck runs across the full width of the front of the house and the BBQ sits at the end of it. An elevated deck at the front has been seriously considered and would create a lovely spot for an evening tipple. The section is deceptively large and is virtually a rectangle measuring 18.3 metres (60 feet) wide by 32 metres deep (105 feet). There is a grass frontage, grass to the side and a larger area of grass to the rear where the 5000 gallon water tank and rotary washing line live. Mowing the grass doesn't take too long at all!

There is a lengthy metal driveway and there is level parking for boats, car, caravan etc. The basement area has been formed into a single garage with power, workbench, stowage for kayaks etc

Hihi Beach is a very short stroll down the road - a few minutes literally. It's excellent for swimming and boat launching but if there's a lively westerly onshore blow, then boats can also be easily and safely launched two minutes away round in Marchant Road, about 3 hours either side of high water.

For boaties, the Hihi location is brilliant and so is the fishing. One of our sons never, ever fails to catch kingfish at Berghan Point. Compared to the Hauraki Gulf, Doubtless Bay is unfished. This house is perfect for permanent or holiday accommodation if being close to some marvellous ocean is important.
