Here is my personal description:

It has 3 bedrooms, 2 bathrooms, a conservatory, pellet fire, gas heated water (continuous flow), plus a large garage with space for 2 cars, plus a workshop that another car or two could be squeezed into, plus an insulated studio (another 2 cars in size), which we have previously utilised as a double-sized sleepout.
The concrete driveway and large parking/turning/playing area behind the house was renewed a few years back as an earthquake insurance claim.

The above professional evaluation came in at $375,000. This is below the expected market value, which I am told should be more like $450k, because it has evolved into a bit of a man-cave over the past couple of decades. Whilst the house is fully functional, most of the rooms could do with a makeover and the living areas are overdue a renovation - Something Iíve been told would more than pay itself back.

Rydal Street is lovely and quiet, especially now that access at its Sparks Road end has been restricted due to the new bicycle lanes. Hoon Hay Primary and Cashmere Secondary School Zones; a close walk to Pioneer Recreation & Sport Centre and the enjoyable foot tracks around Cashmere Hill. Also short drive/bike to Christchurch Adventure Park.
